Following this guide will help you prepare so you're organized and ready to sell for the best price possible.

STEP 1: CLARIFY YOUR GOALS

Before putting your home on the market, it’s important to understand what you want to achieve. Are you aiming to maximize profit for your next purchase, or is a quick sale more important to support a relocation? Knowing your priorities helps shape the strategy, from pricing to timing. STEP 2: SET THE RIGHT PRICE

Pricing your home correctly from the start is key to attracting serious buyers. A home priced too high risks sitting on the market, while underpricing can leave money on the table. Working with an experienced Realtor ensures you’ll have a clear picture of current market conditions, recent comparable sales and, if needed, a professional appraisal to help set a competitive, accurate price.

STEP 3: PREPARE YOUR PROPERTY

First impressions matter. Once your price is set, it’s time to get your home ready to shine. De-clutter rooms, depersonalize the space so buyers can imagine themselves living there, make small repairs and give everything a deep clean. Thoughtful preparation not only enhances your home’s appeal but can also increase its value in buyers’ eyes. You can also think about preemptively ordering your own Home Inspection reports to get ahead of any unforeseen issues/repairs that Buyers may find. This will help you control the negotiation process and come out ahead.

STEP 4: BUILD A MARKETING PLAN

A smart marketing strategy ensures your home reaches the right audience. Beyond simply listing it, I’ll use a mix of digital campaigns, social media, professional networks and traditional outreach to create maximum exposure. The goal is to capture as much attention as possible in the critical first weeks your home hits the market.

STEP 5: REVIEW OFFERS

Receiving offers is exciting, but it’s important to review them carefully. Together, we’ll confirm that buyers are financially qualified and evaluate the terms beyond just the offer price — including closing costs, timing and contingencies. A great Realtor would also call the Buyers' lender to review their capabilities. If needed, we can negotiate adjustments like covering minor repairs, altering the move-in date or offering credits to bridge any gaps.

STEP 6: ACCEPT THE BEST OFFER

Once the right offer comes in, we’ll carefully review the contract to ensure all details are correct; from deposits & financing to inspection rights & closing timelines. When both sides agree, your Realtor will finalize the paperwork, moving you one step closer to completing your sale.

STEP 7: PREPARE FOR CLOSING

With an accepted offer, the finish line is in sight. Before closing, inspections, appraisals and any agreed-upon repairs must be completed. I’ll oversee the process, coordinate responsibilities between parties and confirm everything is ready. This is also the time to plan your move so the buyer can take possession as scheduled.

STEP 8: CLOSE

Closing officially transfers ownership of your property to the Buyer. At the signing, we’ll finalize documents, settle any last details and ensure utilities and services are properly transferred or canceled. Once complete, you can confidently move on to your next chapter knowing every detail has been handled.
